Our client is a global construction firm who now has a presence in Africa. They set up operations in Rwanda in 2000 with the aim of developing and building construction business in Kigali and the surrounding Area.
Throughout these ten (10) years, the organization has continued to expand and develop. In 2011 the company achieved a consolidated turnover of $ 10,000,000 USD. They currently employ about one hundred and fifty people, not including the many subcontractors who work at various construction sites of the company.
The organization has recently set up operations in Kenya and is looking to recruit a Project Manager to be based in Nairobi.
Job Purpose
The Project Manager will possess overall responsibility for the proper organization and implementation of all projects. Reporting to the Technical Director, the Project Manager will ensure that the work is executed according to company's quality standards and to the terms and conditions defined with the client and in respect of planning.
The job holder will be tasked with improving the budgeted margin on selling price and will supervise the Senior and Junior Site Engineers and also the Site Storekeepers.
Key Responsibilities
Contract management
- Making
sure terms and conditions of contract are respected
- Calculating
quantities achieved
- Making
sure quantities charged to the client are at least equal to quantities
paid to subcontractors
- Calculating
claims and introducing them on time to the QS
- Preparing
Interim Payment Applications (IPA), submitting them to QS for approval
- Following-up
on approvals by the QS
- Handling
all mail correspondence with clients
- Ensuring
all communication to protect contractor are delivered on time and that
appropriate follow-up is done
- Adhering
to the working program submitted to the client
- Proposing
alternative technical solutions to optimize execution, economies of scale,
costs and results
- Managing
sub-contractors
Workers management
- Anticipating
human and material resources needed to achieve set targets on time
- Defining
and assigning Site engineers specific tasks with clarity of responsibility
- Managing
the day to day supervision of daily workers
- Forwarding
payroll information about daily workers to the Cost Controller
- Following
up on workers absence and any other performance related issues
Materials stock management
- Anticipating
requirements and ensuring that stocks are at the required levels at all
times
- Cross-checking
and approving monthly requisitions for site
- Ensuring
availability of materials and equipments for by performing regular
controls on stock level and assessing stock variation against production
Work planning
- Preparing
global planning for execution of work (workforce, equipments, machines)
- Identifying
the need for sub-contractors and informing the purchase officer on time
about these needs
- Making
recommendations on preferred sub-contractors
- Ensuring
sub-contractors respect the terms and conditions of contracts
This
list is not comprehensive and the employee can be requested to perform other
tasks by supervisor or Direction
Experience and Qualifications
- An
undergraduate degree in Civil engineering or a related field
- At
least 5 to 10 years experience in construction (civil works, buildings,
property development)
- Fluent
in English, knowledge of Swahili would be an added advantage
- Strong
leadership and supervision skills
- An
individual with a dynamic and positive attitude
- A
results oriented individual with strong entrepreneurial and commercial
thinking
- Should
be a team player with the ability to adapt to a multi-cultural environment
